A new commercial development taking shape on six acres at the northeast corner of Poinciana Boulevard and Orange Blossom Trail in Poinciana will offer owner-users, investors, medical professionals and small businesses an opportunity to purchase—rather than lease—in one of Osceola County’s fastest-growing commercial corridors.
Developed by JW2 Development, Poinciana Exchange will feature 13 individual buildings for sale. The project, which sits adjacent to The Home Depot, offers multiple access points and is within walking distance of the Poinciana SunRail station. Combined daily traffic on the surrounding roads exceeds 49,000 vehicles, according to the developer.
The buildings are designed for office and retail use and range from about 2,375 to 7,200 square feet. Buyers will purchase the pad and dark shell, giving them flexibility to finish the interiors to suit their needs.
The site will be organized under an owner-led condominium association that handles commonarea maintenance, landscaping and exterior upkeep, while owners will retain full control over their interior buildouts.
AutoZone has already signed on to the project, which could bring additional traffic and visibility to neighboring properties, said Wayne King, one of the partners with JW2 Development.
King said this is an ideal site for professional offices or medical, dental, or surgery offices in part because of planned healthcare development on the southern side of the intersection. A freestanding emergency room affiliated with HCA Florida, along with related medical office space, has been discussed for the area near the SunRail station. A new Target-anchored shopping center is also planned nearby.
JW2 Development is the team behind other Central Florida projects including Stoneybrook Exchange, Cross Ridge Exchange, Oakland Exchange and Lake Carter Exchange. This is the first project in the Poinciana area for the three-year old firm out of Winter Garden.
King estimates the project will be completed in 2027.
